A new industrial development in a coastal town could transform vacant land, provided plans get the go-ahead.
Demolition of buildings on an "L-shaped parcel of land to the eastern side of Newcombe Road" in Lowestoft could be a "catalyst for further regeneration in the area."
A new lease of life could be in store with the redevelopment of a former industrial site, as plans have been lodged for the land "adjacent to Newcombe House on Newcombe Road, Lowestoft."
A scheme centring around the "demolition of all existing buildings within site boundary and construction of 16 industrial units split between five buildings" have been submitted to East Suffolk Council.
With the council looking to regenerate the industrial zone known as the Power Park in Lowestoft, a public consultation was held in October ahead of plans being lodged last month.
With the industrial development to be known as The Nexus, the council said: "The Nexus would be the first project by the council to revitalise this area and aims to drive economic growth as well as providing new employment opportunities."
A design and access statement, produced by agents Concertus Design and Property Consultants on behalf of the applicants East Suffolk Council, states: "The site is an established industrial premises and whilst it is currently vacant it was previously used for industrial purposes.
"The site currently provided accommodation for Newcombe House and a former Tyre Depot.
"The proposal is to demolish the former buildings on the site and replace with 16 purpose built industrial units of varying sizes between 35sq m and 225sq m."
With the proposals currently 'awaiting decision', it adds: "East Suffolk Council commenced a pre-planning public consultation online in October.
"In general, the development received positive comments."
In summary, it concludes: "The proposed redevelopment of the site will provide a mix of purpose-built industrial units for the area, which in turn will create opportunities for new businesses.
"The contemporary design, flexibility of the units and the use of materials will enhance the streetscape and provide varied adaptable accommodation into the future.
"This project should be seen as a catalyst for further regeneration in the area."
