A block of garages could be demolished with new homes replacing them, provided plans get the go-ahead.

A scheme centring around "demolition of garages to provide two dwellings with off road parking" has been lodged with East Suffolk Council.

The plans, which are currently awaiting decision, centre around a garage block "consisting of 10 attached garages" on Melbourne Road in Lowestoft.

A planning statement - submitted by Graham Nourse Planning Consultants Ltd on behalf of the applicant Richden Homes Ltd - said: "The application site is located on an existing garage site consisting of 10 attached garages accessed directly from Melbourne Road.

"It is considered that the site is also capable of comfortably accommodating two dwellings in semi-detached form."

With one parking space provided for each home, along with car charging points, it adds: "The proposed development makes effective use of the existing site area.

"The new dwellings would not adversely affect outlook, create loss of light or loss of privacy to adjoining property.

"The overall appearance of the street scene will also be enhanced by the new scheme."

In conclusion, it adds: "In summary the proposed scheme makes effective use of the site area, providing two new dwellings within a high-density urban area.

"The proposed scheme is acceptable in policy terms, meeting the requirements of the Waveney Local Plan and the National Planning Policy Framework.

"The development represents sustainable development resulting in two additional dwellings contributing to the local economy both in terms of the construction phase of the scheme and providing future support to local services.

"The council are requested to grant planning permission for the proposed development which is considered to be highly sustainable."
